1. It's Time for You to Hit the Pavement Running!

OK, the holidays are over and it's time for all of us to get back to our real estate businesses. But oftentimes this may not be as easy as we would really like it to be.

In the United States, with the inclusion of Thanksgiving in the holiday season, we can often find ourselves in "holiday mode" from the end of November up through the first of the New Year. The problem, though, is if we don't watch out, we can find ourselves still being a bit slow in returning to our own businesses all the way through the end of January. That's how much this "holidaze" can really grab a hold of us.

OK, let's now begin the New Year with a gut-level reality check:

Where are you at in your desire to really be productive right now? Just rate yourself on a scale of 1 to 10, with 10 being "I'm totally back back on track and on fire in my desire to produce great results in my real estate business right now."

If your rating is not as high as you'd like it to be, ask "What do I need to do so I can get up to being a 9 or a 10 in my level of desire right now?" And once you've identified what this is (and make sure it's something within your own control to make happen), just get out and do it! If you don't, you may risk having an entire two-month stretch of less than ideal productivity until you're back to normal again in your business. (The two-month stretch starting at the end of November and running through the end of January.) And that's way too much time to allow the holidaze to sap from your productivity.

One of the problems we experience during the holidays is our world as we normally know it slows down into a very different mode. While we can definitely have many great experiences in this new mode, it's often hard for us to get moving once again after the holidays are over. We've become accustomed to a much slower pace of life, and returning to our normal pace of life once again may not seem as desirable. But I have to tell you, the feeling of becoming incredibly productive once again beats the pants off of the ongoing feeling of not being productive. You've probably already noticed this at different times over the years in your own real estate business.

Even as you find yourself reconnecting with your clients and prospects with in the next few weeks or so, they too may be slow in responding to you and taking action. This holidaze, it seems, can get a grip on almost anyone until mid-to-late January. But it's OK as long as you recognize this and give your best to be as productive as you can anyway.

When contacting your clients and prospects, they may say something to you like, "Call me again towards the end of January," or "Call me again in February." But just recognize that you've done something very solid for your business in picking up the phone and reconnecting with these people right now. In a very short time you'll be back in your full-blown business mode again, so utilize this time in between to your advantage.

Call the people you know you should be calling right now. Make sure you've got your game plan for success in 2005 fully mapped out, and make sure you've identified all of the marketing strategies you're going to implement, and how you're going to implement them. Then get started with the program. It's much easier to begin implementing your new marketing strategies now while you may have a little free time on your hands than it will be when you're extremely busy just a few weeks from now.

Once you arrive back into your full-on business mode in the next few weeks, it will probably be harder for you to set the time aside for strategic planning and implementation. At that time you'll be so busy following-up on all the new business and leads that you're working on. So make sure you don't unconsciously fall back into the trap of working last year's game plan if you were planning on doing things differently this year.

2. How to Create Your Own Online Real Estate Blog

Weblogging, or "blogging" as it's come to be known, completely captivated the world's online community in 2004. If you're not familiar with what blogging is, it's an online journal or diary that one creates with periodic updates that reads very similar to diary entries. For example, since 2004 was such a politically oriented year in the U.S. with the November elections, a number of people started their own blogs with daily entries featuring their own observations on the political arena, and millions of people flocked to these blogs daily to read what new entries had been posted there.

When it comes to comparing blogging to hosting a regular Web site, the rules and guidelines are a lot looser. Blogging is simply much easier to do. With that in mind let's take a look at how you might want to go about starting your own real estate blogging Web site...

First of all, your clients and prospects are people who want current information on what's happening in their market, especially if they're going to be buying, selling, or leasing in the weeks and months ahead. So a blog with current, up-to-date information on what you see happening in your real estate market could be a great way for you to build your image with these people, and have them be sold on working with you when they're ready to do something.

Most real estate agents who have their own Web sites have all the design work handled by outside Web designers. And there's both good news and bad news in having it done it this way. The good news is that you can have an expert, great-looking Web site built for you if you hire the right Web design company that understands your needs as a real estate agent. The bad news can often be that you might not update your Web site very often with your own current, up-to-date thoughts on what's happening in your market, and your Web site can appear like a lot of other agents' Web sites because of this. And while your clients and prospects may love some of the information they find on your Web site, it's connecting in a personal relationship with you as a human being that will have them eventually want to do business with you. This is where blogging can really be a big help to you.

With this in mind you could start your own blog with daily or weekly updates on what you see happening in your marketplace. For example, a residential agent might make an entry one day that says, "I just closed on a three bedroom two bath home on Maple Street today. The price was the highest one on record, and please E-mail me or call me directly if you'd like all the details on this sale. We have every indication that interest rates will be rising, so if you're planning on buying a home, now is definitely the time to do so. Let's get you pre-qualified for your loan right now so we can lock in your interest rate at today's rates."

A commercial agent might then make an entry similar to, "The market is definitely changing. The owner of our 50,000 square foot listing on Main Street has just told us to encourage people to submit any and all offers to him as he's now highly motivated to sell his property. Click on the link below for more information on this property and call us if you may be interested in submitting an offer. We're also noticing a similar trend with other owners in the area who have had their properties listed for some time now. We believe this indicates a downward trend in the market and a potential softening in prices."

The possibilities for what your blogging entries can be are limitless. The main point is that clients and prospects want to know what's happening right now in your marketplace, and you can provide them with this information through your very own real estate blog. And you don't even need your own agent Web site in order to make this happen. This is much easier than hosting a Web site as long as you're willing to make the regular journal entries informing your people on what's going on in your marketplace.

In addition, you can also have your clients and prospects automatically notified by E-mail whenever you've made a new posting to your blog, and they can simply click on a link provided to them in the E-mail to go to your blog and read the new information.
