1. The Magic Formula for Your Real Estate Success

Real estate agents are always interested in maximizing their success, and ideally you'd also like your approach in this arena to be as simple as possible. While there are no one-size-fits-all solutions for every single agent, if I had to pick the one simple Magic Formula that I feel would produce the best results with the highest percentage of agents...it would be this:

Mail to all of your prospects twice a month

In addition to mailing to them twice a month, you'll want to make sure that your mailers are the sharpest, most professional-looking mailers sent out by any agent in your territory. If you're sending out mailers constantly, but other agents are sending out more impressive mailers, your prospects will probably be calling your competitors instead of you. So if you're only willing to send out mediocre-looking mailers, you'll most likely produce only mediocre results from doing so.

You certainly can't prospect people in your territory twice a month on the telephone, and you can't do it by knocking on their door twice a month either. Even if you tried doing this your prospects would get tired of hearing from you and not want to work with you after awhile. But receiving mail from you twice a month, keeping them informed on what's going on in the real estate market, is a perfectly acceptable form of real estate communication to almost everyone. And this brands you in people's minds as the agent they'll most likely want to contact when they're ready to do something, too.

While there are other great approaches for developing leads nowadays, including some very successful approaches being utilized on the Internet, there's still no substitute for direct mail. It almost guarantees that you'll reach every one of your prospects twice a month.

So if you're thinking about whether or not you can afford to spend the money to make this happen, the truth of the matter is that you really can't afford not to. You'll be making so much more money from the leads you'll generate from your mailings compared to what the mailings will be costing you.

So if you begin sending out two high-quality mailers a month to your prospects for nine consecutive months, you'll create so much more new business for yourself that I guarantee you'll continue sending more mailers to your prospects for many years to come.

2. Why High-Speed Cable May Be Your Best Internet Value

About two months ago our family moved just 3-5 minutes from the home we'd been living in. Our 5-digit zip code remained the same, and so did our phone numbers. So I figured what I'd do is just continue with the high-speed DSL service from the phone company that I'd been utilizing for the past several years. And this is where my journey began...

Before we made the move, I was assured by the phone company that the DSL service would be working as soon as the phone service was connected in our new home. But when the phone service was actually connected in the new home, the DSL service wasn't working.

I got on the phone and called the phone company, and they told me it would now actually take up to two weeks for my DSL service to be active. And after several more follow-up calls to the DSL department of the phone company over the next two weeks, I was finally told that our move to the new home 3-5 minutes away had actually put us outside of their DSL coverage area. Their representative apologized to me and further told me that the other representatives should have known this and told me about it during my very first conversation with them.

You can probably understand that hearing this didn't put me in the best of moods imaginable. But I immediately began looking into my alternatives, and found the one solution that's been thrilling me ever since.

It turns out that Adelphia Cable had just begun offering high-speed Internet access within the past 30 days in my area. As they appeared to now be my best alternative for high-speed Internet service, I signed up for their program, and it's been one of the best business decisions I've ever made. The phone company had previously been charging me $33.95 a month for their DSL service. But Adelphia is now charging me only $26.95 a month for their high-speed service, and in testing my Internet connection speeds, their speed is FOUR TIMES AS FAST as what I had been receiving through DSL with the phone company.

So if you're not currently utilizing high-speed cable for your Internet connections at home, you may want to check with the cable company in your area and see what they have available for you.
